Policies, Terms and Conditions

Please read these Terms & Conditions and Rental Agreement carefully. Your signature, submission of payment, or occupancy of a cottage at Sea Cottages of Amelia constitutes your acceptance of this agreement and your intent to comply with all policies and guidelines outlined below. These terms are designed to ensure a safe, comfortable, and enjoyable experience for all guests.

If you are a person with a disability who needs any accommodation in order to stay at Sea Cottages of Amelia, you are entitled, at no cost to you, to the provision of certain assistance. Please call the office at 904-598-9558 and let us know anything that we can do to assist you. Sea Cottages of Amelia was built with no stairs on the property, so all 19 rooms can be accessed by walker, stroller or wheelchair. Cottage #19 is fully compliant with the Florida Accessibility code and reserved for those that need full ADA accessibility.

Occupancy

Rate is based on 4 people per unit. No more than 4 people allowed in a unit.

Reservations

One night’s stay is due upon reserving. Balance is paid at check-in. There is a two night minimum for Friday and Saturday night.

Check-in is at 3:00 p.m., check-out is at 11:00 a.m. If you desire an early check-in or late check out, please contact us. A $20 charge will apply. There are no refunds for early departure. Age Restrictions – Guests must be 18 or older to check in.

Pets

We welcome you and your dogs to the Sea Cottages of Amelia. It’s fun to bring the family pet with you, but please remember that other guests have rights too. Please be a responsible dog owner. To ensure the comfort of all guests the following Pet Policies are incorporated into the Guest Agreement and will be strictly enforced.

Pet Fee – Guests shall notify the front desk that they are bringing a pet (dogs only) and pay the current pet fee of $75. Fee is the same for 1 or 2 dogs (2 dogs maximum allowed per cottage.)

Leash Law – Dogs will be leashed any time they are outside on Sea Cottages property.

Waste Disposal – Guests will pick up and properly dispose of dog waste. Bags are provided by the ADA parking sign.

Management Discretion – Sea Cottages of Amelia allows only well-behaved guests and dogs to remain on the premises. Management retains the right at its sole discretion to exclude any dog and or guest deemed dangerous or a nuisance to other guests.

Damages – The guest will be charged the cost of excess cleanup costs, damage to the cottage or infestation of ticks or fleas plus a 25% markup.

Noise or Disruption – Dogs may be left alone in the rooms, but do not have the right to disrupt other guests. Dogs should be kenneled and trained to be quiet when left unattended. If other guests complain, management will contact the guest to immediately quiet the dog and if we are unable to contact you or you fail to comply, we reserve the right to have Animal Control remove the dog. Guests will be charged up to $150 for disruption events and the Guest will be responsible for any pet boarding fee at the local shelter.

Furniture Protection – Guests will be provided with a pet cover that must be placed on the sofa during your stay. This helps to minimize pet odors for future guests.

CANCELLATION POLICY (WEATHER-RELATED EVENTS)

You can cancel up to 3 days before your reservation with no charge. After that, you will be charged for 1 night plus tax. There are no refunds for early departure. Refunds are not provided for inclement weather, including rain, tropical storms, hurricanes, or named weather events that do not directly impact the Amelia Island/Fernandina Beach area.

In the event a mandatory evacuation order is issued for the area where Sea Cottages of Amelia is located due to a tropical storm or hurricane, guests will receive a prorated refund for the nights affected by the mandatory evacuation only.

Because Florida weather can be unpredictable, especially during hurricane season (June through November), we strongly encourage all guests to purchase travel insurance to protect against unexpected interruptions or cancellations.

REFUND POLICY

Management cannot guarantee against temporary interruptions or mechanical failures involving heating, air conditioning, plumbing, appliances, television service, internet access, or other equipment. Guests should report any maintenance concerns immediately so that reasonable efforts can be made to resolve issues promptly.

No refunds, rent reductions, or discounts will be issued for:

  • Appliance or equipment malfunctions
  • WiFi or television interruptions
  • Community or property maintenance issues
  • Construction noise or neighboring renovations
  • Early departures or delayed arrivals
  • Dissatisfaction with décor, furnishings, or accommodations
  • Errors or omissions in marketing or advertising materials
  • Weather conditions not resulting in mandatory evacuation

UNFORESEEN OCCURRENCES

Guests acknowledge that Sea Cottages of Amelia and its management are not liable for circumstances beyond their control that may interfere with a guest’s stay. These may include, but are not limited to:

  • Severe weather or natural disasters
  • Power outages or utility interruptions
  • Pest activity common to coastal environments
  • Road closures or local emergencies
  • Construction or neighborhood disturbances
  • Acts of God or other unforeseen events

No refunds or relocation accommodations are guaranteed for such occurrences. Guests are strongly encouraged to obtain travel and rental insurance for additional protection.

WiFi and television services are provided as a courtesy for guest convenience. While we strive to maintain reliable service, no guarantees are made regarding signal strength, speed, connectivity, or uninterrupted access, and these services are not considered essential elements of the rental agreement.

CONSTRUCTION & PROPERTY IMPROVEMENTS

Construction, landscaping, renovations, or maintenance projects may occasionally occur on or near the property, neighboring properties, or throughout the Amelia Island area. While management will make every effort to notify guests in advance of known projects that may affect their stay, advance notice is not always available.

Guests acknowledge that temporary inconveniences related to construction or maintenance may occur during their visit. Refunds, discounts, or relocation accommodations will not be guaranteed due to construction-related disturbances.

Smoking/Vaping

Smoking/vaping is not allowed in the rooms. There is a $250 fine for any evidence of smoking/vaping in the rooms.

Money Stuff

To pay with cash full amount is required up front.
Guests will be charged for any damaged or missing items.

Housekeeping

Rooms will be cleaned once a week or upon check-out. If you want your room refreshed during your stay, a fee of $15 per refresh will be charged.
